La raison principale \u00e9tant qu\u2019une partie de l\u2019hypoth\u00e8que, des taxes et des autres d\u00e9penses connexes sont absorb\u00e9es par les revenus provenant des locataires. Outre l\u2019avantage financier, j\u2019ai aussi pu constater r\u00e9cemment qu\u2019investir dans un duplex\/triplex et l\u2019occuper pendant quelques ann\u00e9es peut \u00eatre tr\u00e8s avantageux fiscalement.<\/p>\n<p>&nbsp;<\/p>\n<h4>Dans cette chronique, je vous fais part de mes observations provenant d\u2019un cas r\u00e9el.<\/h4>\n<p>Monsieur X a 40 ans, il est mari\u00e9 avec 2 enfants et est entrepreneur. Il y a 10 ans, il a achet\u00e9 un triplex pour 700\u00a0000 $ sous les conseils judicieux de son p\u00e8re. Il a vers\u00e9 35\u00a0000 $ comptant et contract\u00e9 une hypoth\u00e8que de 665\u00a0000 $. Dix ans plus tard, Madame X d\u00e9cide qu\u2019elle en a assez des locataires du triplex et veut d\u00e9m\u00e9nager dans une grosse maison unifamiliale. Monsieur X est d\u2019accord, mais il aimerait conserver le triplex pour plusieurs raisons.<\/p>\n<p>Premi\u00e8rement, les d\u00e9penses de l\u2019immeuble et l\u2019hypoth\u00e8que sont autofinanc\u00e9es \u00e0 m\u00eame ses revenus. Deuxi\u00e8mement, Monsieur X est entrepreneur et n\u2019a pas d\u2019argent \u00e9conomis\u00e9 pour sa retraite autre que ses REER. Il croit donc que la valeur de l\u2019immeuble net de l\u2019hypoth\u00e8que pourrait lui servir de fonds de pension lorsqu\u2019il prendra sa retraite ou carr\u00e9ment vivre des revenus de loyers lorsque l\u2019hypoth\u00e8que sera enti\u00e8rement rembours\u00e9e. Finalement, il contemple l\u2019id\u00e9e de refinancer le triplex afin de r\u00e9aliser l\u2019accumulation de la valeur \u00e9conomique de l\u2019immeuble et utiliser cet argent comme mise de fonds pour acheter un autre immeuble \u00e0 revenu.<\/p>\n<p>La juste valeur marchande (ci-apr\u00e8s \u00ab JVM \u00bb) du triplex est maintenant de 800\u00a0000 $ et le solde de l\u2019hypoth\u00e8que est de 487\u00a0000 $. Consid\u00e9rant le d\u00e9m\u00e9nagement et pour des raisons de protections d\u2019actif et de responsabilit\u00e9s personnelles en tant qu\u2019entrepreneur, Monsieur X d\u00e9cide de transf\u00e9rer le triplex dans une soci\u00e9t\u00e9 incorpor\u00e9e. Si Monsieur X veut faire le transfert compl\u00e8tement libre d\u2019imp\u00f4t, il perdra le droit \u00e0 l\u2019exemption pour r\u00e9sidence principale sur la partie qu\u2019il occupait du triplex. Soit environ 10\u00a0000 $<sup>1 <\/sup>d\u2019\u00e9conomie d\u2019imp\u00f4t.
