Please note that the City has issued three (3) notices of 
non-compliance concerning the property. The new purchaser 
will be responsible for taking the necessary measures to 
address the following items: 

Building Permit 
A building permit must be obtained prior to carrying out 
any construction, extension, addition, alteration or 
renovation work on a building or any part thereof, as well 
as for any accessory structure or accessory equipment 
subject to municipal regulations. 
Parking Area 
Parking areas may not occupy more than 45% of the total 
area of the front yard. 
Removal of the Dwelling Units 
The dwelling unit located in the basement, as well as the 
dwelling unit located on the second floor, must be 
dismantled. The City had set a deadline of September 1, 
2026, for completion of the required work, failing which a 
notice of violation may be issued without further notice. 

The purchaser shall be responsible for conducting their own 
verifications with the appropriate municipal authorities 
regarding the required work, necessary permits, applicable 
deadlines, and any other requirements necessary to bring 
the property into compliance.
